Conveyancing involves the legal transfer of ownership from the seller to the buyer. Your solicitor will start by carrying out identity checks and reviewing the draft contract and title documents. Searches are then obtained from the local authority and other relevant bodies to identify any issues that could affect the property, such as planning restrictions or environmental concerns.

If you are purchasing with a mortgage, your solicitor will also ensure your lender’s requirements are met. Once all enquiries are resolved and both parties are satisfied, contracts are exchanged, making the transaction legally binding. Completion follows shortly after, when funds are transferred and you can collect the keys to your new home.
